Pink Line's Bannerghatta Road stretch is about to open — what it means for south Bengaluru homes
Six elevated stations from Kalena Agrahara to Tavarekere await final safety clearance, with BMRCL targeting the second week of October 2026.
After years of construction dust on Bannerghatta Road, the southern elevated section of Namma Metro's Pink Line is finally close to opening. The stretch runs about 7.5 km from Kalena Agrahara (near Gottigere) to Tavarekere, with six stations: Kalena Agrahara, Hulimavu, IIMB, JP Nagar 4th Phase, Jayadeva Hospital and Tavarekere.
Reports in late September said BMRCL had confirmed the southern stretch would open to passengers in the second week of October, after the Commissioner of Metro Rail Safety (CMRS) completes its inspection, scheduled for 6–8 October 2026. As of 26 September the line had not yet opened.
Why this stretch matters
Bannerghatta Road is one of the city's most congested arterials, lined with hospitals, colleges and large residential pockets in Hulimavu, Arekere and JP Nagar. Jayadeva Hospital becomes an interchange with the Yellow Line, linking BG Road residents directly to BTM, Silk Board and Electronic City.
The underground section — from Dairy Circle through MG Road and Shivajinagar to Nagawara — is a separate, more complex build expected later; some reports have pointed to December 2026, but tunnelled sections often slip.
What happens to property near new metro lines
Industry estimates often quote 15–20% higher values for homes within a kilometre of a new metro line in Bengaluru. Treat that as a broad pattern, not a promise: much of the uplift tends to be priced in while the line is under construction, and the benefit is largest for homes within a comfortable walk of a station.
If you're buying on BG Road, measure the walking distance to the station from the actual tower gate, not the brochure. Within 1 km on foot, the metro is a daily convenience and a resale advantage; beyond 2 km it's a nice-to-have. Don't pay a 'metro premium' that the seller can't justify with recent resale prices.
- Most likely beneficiaries: Hulimavu, Arekere, Kalena Agrahara, JP Nagar 4th–8th Phase.
- Central pockets near the future underground stations (Dairy Circle, Langford Town, Richmond Town) may see redevelopment interest.
