About the Cost Sheet Scanner
Short, sourced answers — each one stands on its own.
Is my cost sheet uploaded anywhere?
No. The camera frames and files are read inside your browser. Nothing is sent to AlphaDesk or the builder.
How does the camera know when to capture?
It checks each frame for brightness, sharpness and movement. When the page is bright, in focus and steady for about a second, it captures automatically — or tap the shutter yourself.
What does it check?
Rate × area on every per-sq-ft line, the loading between carpet and super built-up area, the GST rate actually charged, stamp duty and registration against Karnataka rules, extras as a share of the basic price, advance maintenance, the payment schedule (including RERA's 10% limit before the agreement), escalation clauses, validity, and charges commonly missing from cost sheets.
Why does RERA's 10% matter?
Under section 13 of RERA, a builder can't take more than 10% of the cost as an advance before a registered agreement for sale. A schedule that asks for more is a red flag.
What if it misreads a line?
You see every line it read, with the original text and a confidence dot, and can change the amount or type before the analysis.
