PlotMax, explained
Short, sourced answers — each one stands on its own.
What is FAR?
Floor Area Ratio: total built-up area ÷ plot area. On a 1,200 sq ft plot, FAR 2 allows about 2,400 sq ft across all floors. In Bengaluru it rises with the width of the road in front.
Why does road width matter so much?
Zoning ties FAR to road width, and building height is capped at about 1.5 × (road width + front setback). A 30 ft road usually means Stilt + G + 2 on a 30×40; a 40 ft road can allow more.
Are these numbers exact?
No — they're indicative, modelled on BBMP bye-laws and the RMP-2015 zoning rules. Layout-specific conditions, the latest GBA rules and your architect's drawing decide. You can override every rule on the page.
Does stilt parking count in FAR?
Usually not, which is why most Bengaluru houses use a stilt floor for parking. It still counts towards the height limit.
