How it works when you're abroad
- 1Shortlist from your sofa
Developer-checked prices, K-RERA dates, builder records, commute and Clarity Reports for every project — no broker calls.
- 2Video site visit
An AlphaDesk advisor walks the site, the unit and the neighbourhood live with you, and checks what brochures skip.
- 3Papers checked
Scan documents with AlphaScan, then our lawyers give a written title opinion before you pay a token.
- 4Negotiate & pay right
We negotiate the cost sheet; you pay from your NRE/NRO account or by inward remittance, with the right TDS.
- 5Register through POA — or in person
We coordinate the power of attorney, its stamping in Karnataka and the registration appointment.
- 6Keys & after
Snag inspection at handover, khata transfer, utilities and tenant management if you're renting it out.
- What you can buy: NRIs and OCI card holders can buy residential and commercial property in India without RBI permission. Agricultural land, plantations and farmhouses are not allowed (except by inheritance).
- How you pay: through normal banking channels — inward remittance, or your NRE, NRO or FCNR account. Not in foreign-currency cash.
- Home loans: Indian banks lend to NRIs in rupees; EMIs are paid from NRE/NRO accounts.
- If the seller is an NRI: you must deduct TDS under section 195 (not the 1% under 194-IA), which needs a TAN.
- Power of attorney: a POA signed abroad must be attested at the Indian embassy or consulate and stamped in Karnataka within three months of reaching India.
- Taking money back: sale proceeds can be repatriated up to the amount you paid in foreign exchange, for up to two residential properties; more from your NRO account within the annual limit, with Forms 15CA/15CB.

NRI questions we get every week
Short, sourced answers — each one stands on its own.
Can an NRI buy property in Bangalore?
Yes. NRIs and OCI card holders can buy residential and commercial property in India, including flats, villas and approved plots, without RBI permission. They cannot buy agricultural land, plantation property or farmhouses except by inheritance.
Can an NRI buy a plot in Bangalore?
Yes — a residential plot in an approved, converted layout is residential property. Farmland that hasn't been converted is agricultural land, which NRIs can't buy.
How do NRIs pay for property in India?
Through banking channels only: inward remittance from abroad or from NRE, NRO or FCNR(B) accounts in India. Home loans from Indian banks are also available to NRIs.
Do I need to come to India to register?
No. You can give a power of attorney to someone in India. If you sign it abroad, get it attested at the Indian embassy or consulate; it must be stamped in Karnataka within three months of reaching India.
What TDS applies when buying from an NRI?
Section 195 applies instead of the 1% under 194-IA, at rates linked to the seller's capital gains. The buyer needs a TAN and must file the TDS return — use a CA.
Can I take the money back when I sell?
Sale proceeds can be repatriated up to the amount originally paid in foreign exchange, for up to two residential properties. Other amounts can go from your NRO account within the annual limit, with Forms 15CA/15CB.
