How we score a property
1. The verdict rules
Safety comes first. A great score never overrides a legal red flag.
Two or more red flags, or an AlphaScore under 50 (under 55 for listed projects).
One red flag (e.g. a loan on the EC, no OC on a ready home, no RERA on a new launch), a weak score, or a builder with a poor record.
No red flags and a decent score, but the asking price is more than 3% above our fair estimate.
No red flags, a good score, and the price is at or below fair value.
Projects researched from public sources where unit sizes aren't published: fundamentals are scored, but the price can't be judged until you get the official cost sheet.
2. AlphaScore for listed projects
Each of the 325 listed projects is scored 0–100 on six factors:
| Price fairness | Asking price against what similar homes in the area are worth | 22% |
| Builder trust | Delivery record, RERA compliance and disputes | 20% |
| Location | Connectivity, jobs, schools and daily needs | 18% |
| Resale ease | How quickly and well it would sell later | 15% |
| Living comfort | Layout, amenities, maintenance and water | 15% |
| Investment return | Rental income and expected price growth | 10% |
Fair price comes from our analysts' price-fairness assessment against resale and launch comparables. We show a ±6% fair range, an opening offer (bottom of the range), a target (middle) and a walk-away price (top).
3. The 15-point check (any property)
When you check your own property, we score 15 factors. Fair price here is the area's typical rate, adjusted for builder trust (±10%), readiness (ready +3%, up to −6% for long waits) and plots.
Safety override: red flags on RERA, title/EC, OC, approved plan or court cases override the total score.
4. Two extra lenses
Both are capped at 49 (“hard stop”) until the title deed, EC, approved plan and — for ready homes — OC are verified.
5. Builder trust
For 115 builders. Where the public record is loaded, we blend our analyst score 50/50 with a record score: RERA compliance 30% (active vs lapsed registrations), on-time delivery 35% (delays and average delay), disputes 20% (court cases and complaints per project) and experience 15%.
6. Money maths
- EMI uses the standard reducing-balance formula.
- Affordability: comfortable = EMIs under 35% of take-home; maximum = 50% (typical bank limit). Stress test adds 2% to the rate and cuts income by 20%.
- Costs: stamp duty 2/3/5% by value slab, ~10% cess & surcharge on it, 2% registration (since 31 Aug 2025), GST 1% or 5% on under-construction homes only — typical Karnataka figures; confirm with your lawyer.
- Growth: cautious / likely / strong paths at 40% / 70% / 100% of the area's recent growth, capped at 5% / 9% / 14% a year.
Our buyer-side promise
- ✓ On a buyer engagement we are paid only by that buyer — no builder commission, referral fee or paid placement on the deal. Scores never depend on any commercial relationship.
- ✓ Same inputs, same answer. Every page uses the same scoring engine.
- ✓ Your data stays on your device. Property checks and shortlists are stored in your browser, not on our servers.
- ✓ We show our limits. Reference data for 55 areas and 325 projects was last reviewed July 2026. Prices move — confirm current price lists.
- ✓ Guidance, not legal advice. Always have a property lawyer verify documents before you pay.
