Land to layout, explained
Short, sourced answers — each one stands on its own.
How many plots fit in an acre?
An acre is 43,560 sq ft. After roughly 45% goes to roads, parks and civic amenities, about 24,000 sq ft is saleable — around 20 sites of 30×40, fewer if the mix has larger plots.
What share do landowners get in a joint development?
Commonly 35–50% of the saleable plots in Bengaluru's outskirts, depending on location, approvals already in hand and who pays for conversion. Get it in a registered JD agreement with timelines and penalties.
Why isn't 'develop it yourself' always best?
It ties up money for years, needs approvals, works and sales — and a slow market or delayed release can turn the margin into a loss. The calculator includes the cost of money, but not every risk.
