We provide property information, tools and advisory. Unless a written agreement says otherwise, we don't own, sell, lease or guarantee the properties shown, and we aren't a party to your deal with a developer, owner or operator.

Scores, prices, estimates, yields, IRR, appreciation, 3D models and ground checks come from the sources and assumptions shown. They can be wrong, incomplete or out of date. They aren't legal, financial, tax, valuation or engineering advice, a survey, an approval or a promise of any outcome.

Before you pay or sign, check the title, approvals, RERA record, prices and site in person, with your own lawyer and advisers.

3D buildings, façades, floors, seats and construction scenes are approximations or design concepts unless they say otherwise. Floor and seat layouts are planning estimates, not an owner's drawings, and a selection reserves nothing. Availability is only what an owner has told us, as of the date shown.

• A lease, a workspace service agreement and a property purchase are different contracts, each with its own terms.
• Nothing here is a security, a collective investment or an offer of shares in a property. Returns aren't guaranteed.
• Partners must have authority to offer what they list, and are responsible for its accuracy. We may review, refuse or remove listings.
• Fees between DesiAcres and partners apply only under an approved written agreement. Rates shown on the site are proposals.

The Studio is for early concept studies. Rules, road layouts, unit numbers and costs depend on what you enter and on typical assumptions. Results aren't a sanctioned plan, a statement of what the law allows, or a substitute for a licensed architect, surveyor or engineer. Site scans read the survey file you provide, or public elevation and satellite data, and aren't a survey, soil test or drainage design. Your projects are saved on your device unless you share them, so please keep your own copies.

Keep your sign-in details safe, and tell us if you suspect misuse. DesiProp Points are credits for use on this site. They have no cash value, can't be transferred, and work as described where you buy or earn them.

Prices are shown before you pay, and payments are processed by Razorpay. What each plan or report includes, and any refund that applies, is set out at the point of purchase or in your advisory agreement. If something goes wrong, write to support@desiacres.com and we will look into it. Your rights under consumer law aren't affected.

• Don't break the law, post false information or impersonate anyone.
• Don't scrape, overload, probe or try to bypass the security of the site.
• Don't copy our data, models or tools to build a competing service.

The site, software, scores and designs belong to DesiAcres or its licensors. You may use them for your own property decisions. What you submit stays yours, and you allow us to use it to provide the service.

AlphaDesk Maps is our map product. It is built with:

• Map data © OpenStreetMap contributors, under the Open Database License. Building outlines, heights, places and roads shown as AlphaDesk Maps come largely from this community-mapped data, which we adapt. Adapted database content is offered under the same licence.
• Map tiles from OpenFreeMap and OpenMapTiles, and rendering with MapLibre.
• Imagery © Esri, Maxar, Earthstar Geographics and their providers.
• Ward and drain maps from OpenCity and public authorities, and village boundaries from KSRSAC.
• Landsat data from the U.S. Geological Survey, through Microsoft Planetary Computer, and elevation from public terrain tiles.
• Google Maps Platform for some routes and 3D views, under Google's terms, where switched on.

Each map also carries these credits behind its small information button. Mapped places aren't proof of ownership, access, boundaries or legal status.

We link to other websites and services, including developers, portals and WhatsApp. We don't control them and aren't responsible for them.

The site is provided as it is. To the extent the law allows, we aren't liable for indirect losses, or for decisions you make relying on the site. Our total liability for a paid service is limited to what you paid us for it. Nothing here limits liability that the law doesn't allow us to limit.

We may change the site or these terms, and the date above will show when. We may suspend accounts that break these terms.
