The Bengaluru water map — Cauvery, borewell, tanker: which corridor is drying up

A 2026 corridor-by-corridor read on Bengaluru's water reality. Not politics — physics.

AlphaDesk Research by DesiAcres Advisory Group · 10 February 2026 · 9 min read

Every Bengaluru buyer eventually learns the same lesson: an ₹8,500/sqft flat on a Cauvery line is not the same product as an ₹8,500/sqft flat on tankers. The 2026 water map deserves a longer look than any brochure gives it.

The three-tier framing

Tier A — Cauvery + BWSSBWhitefield, HSR, Koramangala, Indiranagar, Jayanagar, JP Nagar, Hebbal core
Tier B — Mixed (Cauvery + borewell)Marathahalli, Bellandur (society-dependent), Thanisandra, Jakkur, BTM
Tier C — Borewell-heavySarjapur (mid+outer), Devanahalli, E-City (Phase 2/3), Kanakapura, Varthur

Why the tier matters more than the ₹/sqft

Tier C societies typically add ₹4-8/sqft/month to your maintenance bill in tanker costs. Over a 20-year hold, that's a real number. More materially, in a below-normal monsoon, the tanker frequency at which your society still functions becomes the resale liquidity question.

The 2024-2026 depth shift

  • Sarjapur mid-corridor: 620 ft (2019) → 880 ft (2024) → estimated 940 ft (2026).
  • Devanahalli fringe: variable; some layouts crossed 1,100 ft in 2024.
  • Whitefield core: mostly stable — most societies retired borewells post 2020 in favour of BWSSB.
  • Kanakapura Road (fringe): 480 ft (2019) → 720 ft (2024) — slower depletion but real.

What sophisticated Feb-2026 buyers are doing

  • Asking builders for the borewell depth log and yield in litres/day.
  • Verifying the Cauvery Phase 5 pipe-run map (yes, this is public) against the society's claim.
  • Requesting the tanker frequency ledger from the RWA for the last 12 months.
  • Adding a ₹2/sqft/month water-contingency line to their private maintenance model.
“Water is the single most underweighted variable in Bengaluru property. Fix that in your own decision-making before you fix your ₹/sqft anchoring.”
