Sarjapur 2026 — Why the ORR-connect story is more fragile than the WhatsApp forwards think

STRR + Wipro-line extension + Sarjapur-Attibele arterials converge in 2026-28. But the water table is telling a quieter story.

AlphaDesk Research by DesiAcres Advisory Group · 24 February 2026 · 8 min read

Sarjapur Road's 2019-2024 story was simple: 8 km of tech-belt, one arterial, and a supply of new apartments per month that Bengaluru had never seen before. In 2026, that story is getting a rewrite — but not the one most forwards on WhatsApp are pushing.

Three infrastructure moves converge in 2026-28

  • STRR (Satellite Town Ring Road) — the eastern arc from Anekal to Bagalur, offering a bypass around the ORR bottleneck at Silk Board.
  • Sarjapur-Attibele widening — six-laning of the stretch that carries most of the tech-belt weight during peak hours.
  • Wipro-line Metro extension (Phase 2A/2B, RV Road–Bommasandra spur) — the 'when will metro reach us' answer that Sarjapur buyers have been asking since 2019.

Any one of those three would move a corridor's fundamentals. Three converging in the same 24-month window is why the mid-corridor ₹/sqft has held ₹8,400-9,100 through 2025 despite an oversupply-driven inventory age of 11+ months at most premium builders.

The water table — the quieter story

What the forwards don't mention: borewell depths across mid-Sarjapur societies moved from 620 ft in 2019 to 880 ft in 2024. That's not a rounding error. It's a signal that in a below-normal monsoon year, the tanker frequency you're planning for in your maintenance corpus is going to move from 'once a week' to 'twice a week', at Sarjapur tanker rates.

AlphaDesk grounding rule: water source is a first-order buying decision, not a fifth-order one. If a Sarjapur society can't show you a Cauvery + BWSSB connection agreement in writing, treat their brochure with the appropriate skepticism.

What we're telling buyers in Feb 2026

  • Prefer societies with confirmed Cauvery + BWSSB lines over borewell-only, even at a 4-6% ₹/sqft premium.
  • Metro-station-distance matters more than raw ₹/sqft — the RV-Bommasandra spur will crystallise 400m/1km/2km bands into hard tiers.
  • The 'STRR-adjacent' arbitrage is real but crowded. Look one corridor east (Chandapura fringe) if you're patient.
  • Watch inventory-age filings on RERA-K — deep discounts (5-8%) become negotiable when a builder's inventory crosses 12 months.

The one-sentence read

“Sarjapur in 2026 is a buy on water, not on ORR-connect stories. Any advisor telling you otherwise is either reading the corridor wrong or hasn't visited a tanker-dependent society in the summer.”
