PropEquity: Bengaluru was India's largest housing market in Q2 2026 with 21,516 sales
A 47% annual jump made Bengaluru the top city in PropEquity's nine-city tracker. Anarock flagged South Bengaluru as the only zone growing both quarter-on-quarter and year-on-year.
Data analytics firm PropEquity reported that Bengaluru recorded 21,516 home sales in April–June 2026, an increase of 47% year-on-year, making it the country's largest housing market in its tracker. Sales across its top nine cities rose 19%.
Anarock's Q2 2026 viewpoint for Bengaluru put the city at nearly 17% of residential sales across India's top cities. Two details stood out: South Bengaluru was the only zone to record sales growth both quarter-on-quarter and year-on-year, and Bengaluru recorded the highest year-on-year rise in available (unsold) inventory.
South Bengaluru's moment
South Bengaluru has two new metro catalysts at once: the Yellow Line to Electronic City (operational since August 2025) and the Pink Line's Bannerghatta Road stretch (opening October 2026). Kanakapura Road, JP Nagar and BG Road also offer gated projects at lower prices than the east.
Rising unsold inventory alongside strong sales is a buyer's signal: there's plenty to choose from, so don't rush. Shortlist three projects, compare them side by side on AlphaDesk, and negotiate — builders with stock to clear are more flexible on price, parking and payment plans.
