Blue Line: ORR metro targeted for 2027, airport metro for 2028 — where to buy ahead of it
The 58-km Silk Board–KR Puram–Airport line will transform the ORR tech belt and the northern airport corridor. Here's the timeline and the station map that matters.
The Blue Line is the single most important metro project for Bengaluru's housing market. Phase 2A runs along the Outer Ring Road from Central Silk Board to KR Puram, through HSR Layout, Agara, Bellandur, Kadubeesanahalli and Marathahalli. Phase 2B continues from KR Puram via Kalyan Nagar, Nagawara, Hebbal, Kodigehalli, Jakkur Cross and Yelahanka to Kempegowda International Airport.
Current planning points to Phase 2A opening around July 2027 and Phase 2B around March 2028, according to project trackers. The state has also proposed expanding the metro network towards roughly 500 km through the Pink Line, Blue Line and Phase 3.
Why ORR homes stand to gain the most
ORR is the city's densest office corridor, but its homes are separated from offices by notorious traffic. A rail link along the corridor shortens commutes between HSR, Bellandur, Marathahalli and KR Puram, and connects to the Purple Line at KR Puram and the Yellow Line at Silk Board.
- ORR (2A): HSR Layout, Agara, Bellandur, Kadubeesanahalli, Marathahalli, KR Puram.
- North-east (2B): Kalyan Nagar, HRBR, Horamavu, Nagawara (Pink Line interchange).
- Airport road (2B): Hebbal, Kodigehalli, Jakkur Cross, Yelahanka, Bettahalasur, Airport.
Metro timelines in Bengaluru have slipped repeatedly, so buy for today's livability and treat the metro as upside. Projects within walking distance of a future station deserve a modest premium, not a 20% one. Check each area's metro status on our Area pages.
