North Bengaluru plots: the airport corridor boom, in numbers — and the checks most buyers skip
Gated plotted communities near Devanahalli and Doddaballapur are launching at ₹90 L–₹1.1 Cr+ for 1,200–2,400 sq ft. Here's how to tell a good layout from a risky one.
Plotted development in North Bengaluru has been one of the city's hottest segments, anchored by Kempegowda International Airport, the aerospace and IT investment region, and the planned Satellite Town Ring Road. New gated plotted communities on the Devanahalli–Doddaballapur corridor have launched at roughly ₹90 lakh to over ₹1.12 crore for plots of 1,200–2,400 sq ft.
Market guides put standard plots in Devanahalli at about ₹3,500–5,500 per sq ft, and premium gated plotted developments with amenities at ₹8,000–12,500 per sq ft. Brigade Group launched Brigade Oasis on the Doddaballapura–Devanahalli Road: a 40-acre community with 460 plots of 1,200–2,400 sq ft and an estimated gross development value of about ₹175 crore.
Some marketing material projects 15–20% annual growth through 2027–28. Treat those as sales projections: past growth in this corridor has been strong, but plotted land is less liquid than apartments, and estimates vary widely by source. Our own benchmark for Devanahalli apartments is far lower than some quoted figures — always compare like with like.
The plot checklist
- DC conversion order for residential use.
- Approved layout plan from the right authority (BIAAPA / BMRDA / local planning authority) — and that your plot number is on it.
- RERA registration for the layout.
- Clean 30-year title and a fresh EC.
- Khata / e-khata for the individual plot after handover.
- Physical check: road width, drainage, electricity and water lines actually laid.
A plot is a 7–10 year hold for most buyers. Choose a branded or well-documented layout, closer to existing infrastructure, and avoid paying for promised amenities that aren't in the RERA filing. Our 15-point check handles plots — choose 'Plot' as the type.
