Bengaluru leased 14.1 million sq ft of offices in H1 2026 — and GCCs took 60%
Global Capability Centres are the engine of the city's housing demand. ORR, Whitefield and Sarjapur lead, and office rents are climbing.
Bengaluru absorbed 14.1 million sq ft of office space in the first half of 2026 — the most of any Indian city — with Global Capability Centres (GCCs) accounting for about 60% of that demand. Nationally, India leased a record 45.5 million sq ft in H1 2026, with GCCs taking 43%.
The Outer Ring Road corridor remains the centre of gravity, followed by Whitefield and Sarjapur. Reported deals include Accenture's 5.67 lakh sq ft lease at Pritech Park SEZ on the Bellandur–ORR stretch and DHR Holdings' 1.8 lakh sq ft five-year lease in Whitefield. ORR office rents were reported at ₹105–135 per sq ft per month, up 6.7% year-on-year.
Why offices drive home prices
Every large GCC campus brings thousands of well-paid jobs, and most employees want to live within a 30–40 minute commute. Knight Frank India noted in July 2026 that Bengaluru continues to lead GCC office transactions, and that residential prices in the city rose about 9% on sustained demand.
Follow the offices. The best rental and resale demand sits within a reasonable commute of ORR, Whitefield, Manyata and Electronic City. Use our Area Matchmaker with your office location to see which areas fit your commute — and remember that the Blue Line along ORR (target 2027) will widen the commutable radius.
