Bengaluru's average home price crossed ₹10,000/sq ft — and the ₹1–3 Cr segment is booming

Reports through 2026 show double-digit price growth, a 58% jump in ₹1–3 Cr sales and ₹31,216 Cr of ₹2–5 Cr homes sold in six months. Affordability is now the question.

Several reports in 2026 have charted how fast Bengaluru prices are rising. One report covered in May recorded 24% year-on-year price growth in Q1 2026 — the highest among India's top eight cities — with average prices of about ₹9,785 per sq ft, second only to Mumbai. Later reporting noted average prices crossing ₹10,000 per sq ft for the first time.

The premium middle is doing the heavy lifting. Homes priced between ₹1 crore and ₹3 crore recorded a 58% jump in sales year-on-year, and CRE Matrix reported that homes worth ₹31,216 crore were sold in the ₹2–5 crore band in Bengaluru in the first half of 2026 — the most among the cities it tracks alongside NCR and MMR.

Different trackers, different numbers

Price indices differ: some measure new-launch asking prices, others registered transactions, and the mix of luxury launches can push averages up even when individual homes rise more slowly. Anarock's Q3 data shows annual growth easing to about 8%, and Knight Frank reported about 9% in July.

The AlphaDesk take

Headline averages say little about the flat you're buying. Price is local — tower, floor, view and builder all matter. Use our fair-price band on every project and the 15-point check for anything else, and never let a 'prices are rising 20%' pitch rush you into booking without documents.
