Suburban rail reality check: none of it is running yet, and full service may be 2029–30
Mallige line is about 30% built and Kanaka line about 10% after L&T's exit. Why buyers shouldn't pay for suburban-rail promises yet.
The Bengaluru Suburban Railway Project (BSRP) has four corridors on paper, but as of August 2026 none of it is operational. The Mallige line — 28.72 km with 16 stations from Benniganahalli to Chikkabanavara via Hebbal and Yeshwanthpur — was approved in 2019 and construction began in 2022.
Progress is about 30% on Mallige and about 10% on the Kanaka line (Heelalige to Rajanukunte). Both corridors lost their contractor, L&T, after a mid-construction termination in July 2025 that is still in arbitration. The project cost has been revised from ₹15,767 crore to ₹16,876 crore. Mallige's official target is March 2027, but trackers now suggest the network may not be fully operational until 2029–30.
If a brochure leads with 'suburban rail station nearby', discount it. Buy for the roads and metro that exist today. Suburban rail could eventually help peripheral areas like Chikkabanavara, Rajanukunte and Heelalige, but that's a 4–5 year bet at best.
