Peripheral Ring Road finally moves: first package tendered, 83% of phase-1 land acquired
The 74-km Bengaluru Business Corridor from Tumkur Road to Hosur Road is a ₹27,000 Cr, 2029–30 project. Here's which areas it could reshape.
The Peripheral Ring Road — rebranded as the Bengaluru Business Corridor — has been on the drawing board for nearly two decades. The 74 km road will connect the Tumakuru and Hosur highways around the city's north and east, at an estimated cost of about ₹27,000 crore, with completion expected around 2029–30.
2026 marks the shift to on-ground work. Civil-works tenders worth about ₹7,000 crore were floated by March 2026, and by mid-June the first package — from Tumkur Road to Ballari Road — had a contractor, with officials saying 83% of the land for the first phase had been acquired. Global tenders worth ₹3,348 crore were floated for the first stretch. The state cabinet also authorised the BDA to offer revised compensation for 948 acres — over half of the land needed.
Construction is expected to take about 36 months from the work order, though land disputes can still slow things down.
Ring roads tend to lift land values in a band a few kilometres wide, but only once they're usable. If you're buying plots near the alignment, insist on the official alignment map and make sure your land isn't in the acquisition zone. For apartments, PRR is a long-term bonus — not a reason to overpay today.
