K-RERA ordered ₹1,081 Cr for buyers — only about ₹110 Cr has reached them
Karnataka's real estate regulator keeps ruling for homebuyers, but recovery stalls. What this means for how you choose a builder.
Since Karnataka RERA was formed in July 2017, it has passed recovery orders in 2,338 cases — but only 291 homebuyers, about 12.45%, have actually received the money, according to Deccan Herald. Of roughly ₹1,081 crore ordered against developers for delays and missing amenities, only about ₹110 crore had been recovered and paid out; just 282 promoters had paid up.
Recovery proceedings often stall at the tahsildar's office, which is responsible for enforcing RERA's orders as land-revenue arrears — leading some buyers to describe the regulator as a 'paper tiger'.
K-RERA does continue to rule firmly. In one order dated 22 December 2025, it directed a developer to refund ₹32.94 lakh with interest at SBI's MCLR plus 2%, within 60 days.
Your options if possession is delayed
- Withdraw and claim a full refund with interest.
- Stay in the project and claim interest for every month of delay until possession.
- Keep every payment receipt, the registered agreement and all builder communication.
RERA protection is real but slow. The best protection is choosing a builder with a clean delivery and compliance record before you book. Check our Builder Trust scores and run the Delay Risk Radar for any under-construction project.
