Hebbal–Silk Board tunnel road: lowest bid ₹22,267 Cr, 24–28% above estimate — decision pending
The 16.7-km twin-tunnel road promises a 35-minute north–south drive. Here's why it's stuck, and what buyers along the route should (and shouldn't) assume.
The proposed tunnel road would connect Esteem Mall junction at Hebbal with Central Silk Board through about 16.74 km of six-lane underground twin tunnels, built as a public-private partnership with 40% viability-gap funding from the government. Its backers claim it could cut a 90-minute peak commute to around 35 minutes.
The Adani Group emerged as the lowest bidder at ₹22,267 crore, but that is 24–28% above the government's estimate, and as of May 2026 the cabinet decision on whether to accept the bid was still pending. The project has also drawn criticism — including calls from MP Tejasvi Surya for a geological impact assessment — and public campaigns questioning its cost.
Don't price a home on the assumption that the tunnel road will be built. Even if approved, a project of this complexity is many years away. Metro lines that are already under construction (Pink and Blue) are far more reliable reasons to choose a location.
