BBMP is gone: what the Greater Bengaluru Authority and its five corporations mean for owners
Five city corporations now run Bengaluru under the GBA. Your khata stays valid — but who you pay, and where you complain, has changed.
The Greater Bengaluru Governance Act dissolved the old BBMP structure and replaced it with an apex body — the Greater Bengaluru Authority (GBA) — presiding over five city corporations: North, South, East, West and Central. The new system became operational in September 2025.
For property owners, the most visible changes are on the tax and records side. Existing A-khata and B-khata records remain valid through the transition, e-khata services moved to the GBA's e-Aasthi platform, and the government extended the 5% rebate for paying 2026-27 property tax in full up to 31 May 2026 for taxpayers under the GBA and the five corporations.
Elections to the five corporations had been repeatedly delayed and were due by 31 August 2026 under a Supreme Court order.
When buying resale, confirm which corporation the property now falls under, download the e-khata, and check that property tax is paid up to date — unpaid dues and penalties follow the property, not the seller.
