e-Aasthi 2.0 is live and B-khata owners finally have a path to A-khata — until December 2027
The Greater Bengaluru Authority upgraded its e-khata portal on 21 September 2026, weeks after the state opened a formal B-to-A khata conversion window.
Two changes in September 2026 matter to almost every Bengaluru property owner and buyer. On 9 September, Karnataka's Revenue Department issued an order creating a formal mechanism to convert B-khata properties to A-khata, open until December 2027. On 21 September, the Greater Bengaluru Authority (GBA) launched e-Aasthi 2.0, an upgraded version of its e-khata portal that brings more property services onto one platform.
A-khata vs B-khata in one minute
A khata is the municipal record that a property is assessed for tax. A-khata properties are fully compliant with building and land-use rules. B-khata was created for properties with deviations or missing approvals — such as unauthorised layouts or revenue sites. B-khata homes are harder to get loans on, harder to sell, and can't easily get building plan approvals.
Earlier in 2026 the government ran a 100-day special conversion drive (15 May to 23 August) with charges cut from 5% to 2% of the guidance value. The new order extends a formal route to conversion through December 2027.
The GBA era
Since September 2025 the BBMP has been replaced by the Greater Bengaluru Authority, with five city corporations — North, South, East, West and Central. Existing A-khata and B-khata records remain valid through the transition. GBA reports it has disposed of more than 99% of e-khata applications, most within about two days, and owners can download an e-khata using their SAS property-tax ID.
When buying resale, insist on the seller's e-khata extract and the latest property-tax receipt before you pay an advance. If the property is B-khata, price in the conversion cost and time, ask your bank in writing whether it will lend, and make conversion a condition of the sale where possible. Our 15-point property check flags B-khata automatically.
- Download e-khata via the GBA e-Aasthi portal using the SAS property-tax ID.
- Check whether the conversion has to be completed before registration — ask your lawyer.
- Don't confuse 'khata' with 'title' — a khata is a tax record, not proof of ownership.
