Real Estate Investment Advisory in Bangalore: Look Beyond the Promised Return

The useful first question is not the expected return, but what needs to happen for that return to become possible.

The first number in a property investment conversation is often the expected return.

Who will occupy the property? What will they realistically pay? How much additional money will the owner need? How easy will it be to sell when the time comes?

Real estate investment advisory should help you investigate those questions before an attractive projection becomes a financial commitment.

Define what the investment needs to achieve

An apartment bought for future self-use is different from an apartment bought primarily for rental income.

A commercial property intended to provide cash flow requires a different assessment from land held for a possible future sale.

Start by defining your objective, intended holding period and capacity to meet expenses without income from the property.

That gives the analysis a purpose.

Calculate the complete investment

The advertised property price is rarely the complete capital commitment.

Include applicable acquisition charges, fit-out or furnishing expenses, professional fees and initial ownership costs. Examine the payment schedule and financing obligations as well.

Then assess income against that complete investment.

Consider a simple example: a property costing ₹1.20 crore in total and producing ₹40,000 a month generates ₹4.8 lakh in scheduled annual rent. Its gross rental yield is 4%.

That figure comes before vacancy, repairs, owner-paid expenses, financing and taxes. It is a starting calculation, not the investor’s final return.

Test the rent rather than accepting it

A rental estimate should be supported by relevant evidence.

Look at comparable properties with similar furnishing, age, size and location. Establish whether the figures are asking rents or completed lease terms.

For commercial property, understand the lease itself. Tenant obligations, rent-free periods, escalation, termination rights and owner responsibilities can materially affect the income.

Have the relevant contractual terms reviewed by a qualified professional.

Give the exit as much attention as the purchase

It is easy to imagine selling at a higher price. It is harder to identify the person who will pay it.

Who is the likely future buyer? What alternatives will they have? Does the property sit within a price bracket with a credible buyer pool?

Also consider your own timing. An investment becomes more vulnerable if you must sell quickly to meet another obligation.

Ask to see a weaker scenario

An investment assessment should remain useful when conditions are less favourable than expected.

What happens if the property stays vacant longer? What if substantial repairs arise? What if resale prices remain flat during your intended holding period?

These questions help you understand the financial exposure you are accepting.

How DesiAcres approaches the conversation

At DesiAcres, the starting point is the relationship between your objective and the proposed asset.

Residential property, plots, land and commercial assignments require different scopes. Our published pricing information reflects that distinction, with scoped quotations for plots, land, commercial property and portfolios.

“Bring your proposed investment and its assumptions to DesiAcres. Understand the commitment before committing the capital.”
