Unlocking Bengaluru’s Property Potential Through Data-Driven Decisions

Property data becomes useful when it answers a buying question.

A long spreadsheet does not automatically produce a good investment decision. The quality of the evidence, the comparability of the properties and the assumptions behind the analysis matter more than the volume of information.

For Bengaluru buyers, the aim should be to connect market research with the economics of a specific property.

Start with a precise question

“Is Bengaluru a good investment?” is too broad to guide a purchase.

A more useful question is: “Can this apartment attract the intended tenant at a realistic rent, while keeping ownership costs manageable?”

That question determines the information to collect.

Use comparable properties carefully

A credible price comparison should account for location, project maturity, apartment size, floor, condition, possession status and included charges.

An online asking price is evidence of a seller’s expectation. It should not automatically be treated as a completed transaction price.

Likewise, advertised rents need context: furnishing, maintenance treatment, lease terms and time on the market can change the comparison.

Calculate income after expenses

Gross rental yield is annual rent divided by the purchase price. For decision-making, buyers should also assess net operating income against the complete acquisition cost.

Allow for vacancy, owner-paid maintenance, repairs, property tax and letting expenses. Financing and taxes require further consideration when estimating the investor’s eventual cash flow.

Test more than one outcome

Build a base case and a weaker case. What happens if leasing takes longer, repairs cost more or resale prices remain flat?

A purchase that depends on uninterrupted appreciation deserves closer examination.

Keep sources and dates visible

Every important figure should have a source, a date and a clear definition. Missing information should remain visible rather than being replaced by optimistic estimates.

The DesiAcres perspective: Data should explain why a property fits, and what could make that conclusion change.
“Choose evidence that supports your decision, and revisit the decision when the evidence changes.”
