Clarity Report
Know the home before you pay the token
Price, rooms, light, air, lifts, neighbourhood and builder, in one report you build in ten minutes. Every line shows where it comes from, so you know what's checked and what still needs asking.
Pick a listed project and we fill in the details, or enter your own below.
Not listed? You can still fill in “Your home”, “Light & air”, “Building” and “Neighbourhood” below from any floor plan.
Read on your device, the brochure is never uploaded.

Metro and the big job hubs, from the project's approximate position.
Pick a project to see metro and job-hub distances.
Enter sizes from the floor plan. We draw each room to scale with real furniture and check it against the building code.
Line = median of 19 projects whose developers publish both areas (66%).
A king bed, a 7 ft wardrobe and 2.5 ft to walk around both fit.
A queen bed, a 7 ft wardrobe and 2.5 ft to walk around both fit.
A queen bed and wardrobe fit, but walking space is under 2.5 ft, about 1.0 ft short.
A 3-seat sofa, a TV 11 ft away and an extra chair fit.
A 4-seat table fits comfortably; a 6-seater would be cramped.
Room for parallel counters with a 3.5 ft working aisle, two people can cook.
Deep enough for two chairs and a small table, a usable sit-out.
Sizes start as an example 3 BHK, replace them with yours. Fit assumes a king (6 × 6.5 ft) bed in the master, queen (5 × 6.5 ft) in other bedrooms, a 7 ft wardrobe and 2.5 ft walking space. Minimums: National Building Code of India 2016, Part 3 (habitable room 9.5 m² and 2.4 m wide; second room 7.5 m²; kitchen 5 m²; ceiling 2.75 m).
Pick the direction each room's window faces and how many outside walls have openings.
Plenty of direct sun. Openings on two walls create a corner breeze.
Some direct sun. A single opening away from the prevailing winds, air moves slowly.
Plenty of direct sun. One opening, but it faces Bengaluru's seasonal east or west winds.
Plenty of direct sun. Openings on opposite walls let air flow straight through.
Plenty of direct sun. One opening, but it faces Bengaluru's seasonal east or west winds.
Plenty of direct sun. One opening, but it faces Bengaluru's seasonal east or west winds.
Plenty of direct sun. One opening, but it faces Bengaluru's seasonal east or west winds.
≈ Calculated Sun hours from Bengaluru's real solar path (yearly average; hot season = Mar–May after 1 pm). Air: openings on two walls cross-ventilate; Bengaluru's winds are broadly westerly in the monsoon and easterly in winter. Balcony depth and neighbouring towers can cut both, try the Sun & Facing Planner for a tower across the road.
From the brochure or sanctioned plan: how crowded will everyday life feel?
The things brochures never show. Mark each one as you check it, we tell you exactly how.
Lines need a legal clearance from buildings, and many buyers avoid living under them.
How to check: Look for pylons on Google Maps satellite view and on the site visit. Ask the builder for the clearance distance in the sanctioned plan. Google Earth ↗
Drains overflow in heavy rain, smell in summer and must keep a legal buffer from buildings.
How to check: Walk the boundary. Ask for the drain buffer marked in the sanctioned plan. Check the KGIS map for drains. KGIS maps ↗
Building on or next to old lake beds is a common reason for flooding in Bengaluru.
How to check: Check KGIS / Bhuvan for water bodies around the site, including dried ones. Ask locals about past flooding. Bhuvan ↗
Low-lying plots collect rainwater; basements and ground floors take the hit.
How to check: Compare the site's elevation with nearby roads in Google Earth. Visit after a heavy rain if you can.
Homes on land zoned otherwise need a change-of-land-use order; without it, approvals can be challenged.
How to check: Ask for the land-conversion (DC) order and check the land use in the zonal regulations; your lawyer should confirm.
Smell and trucks travel further than you expect, especially downwind.
How to check: Search the map within 2–3 km and drive past at different times of day.
Usually harmless, but some buyers mind the hum and the look.
How to check: Visible on the site visit and on satellite view.
Train noise at night and traffic queues at the crossing.
How to check: Check the map; time your drive to work across the crossing at rush hour.
North Bengaluru near the airport gets aircraft noise on some approaches.
How to check: Spend 30 minutes on site in the evening; ask current residents nearby.
Traffic noise all day if your unit faces the main road.
How to check: Pick a unit facing inward if noise matters; visit at peak hour.
Construction dust and traffic push AQI up in growing areas.
How to check: Look up the nearest monitoring station on the CPCB AQI site. CPCB AQI ↗
Dust and blasting noise, common on the city's outer edges.
How to check: Search the map within 5 km on outskirts projects.

For rooms, Vastu looks at where the room sits within the home (its zone), not which way its window faces. Directions as commonly cited; consult your own Vastu adviser if you follow it closely. Your main door gets about 5.7 h of direct sun a day on average.
